Houses in Cipete are large and open and usually equipped with beautiful gardens

Living in Cipete allows you to bypass the unpredictable Kemang traffic to get to the business central area such as Kuningan, Sudirman, or Senayan via a flyover. Kemang’s attractions are a ten-minute drive away, but Cipete’s main road has some reputable restaurants and businesses of its own.

Spacious houses with gardens

The houses built in this area usually have better floor plans, in that they are large and open but also include gardens. The surrounding streets however are mostly narrow, windy roads. Cipete does contain a few compounds and housing complexes though, which avoids the issue of living on slow-to-navigate streets.

School and entertainment

The French International School (and a wonderful French bakery) is nearby as are good salons and spas dotted around for the ladies. Cipete is a more quaint suburb, but rather more vibrant than Pondok Indah, and suitable for a range of expatriate units. The main street of Cipete is always lively. There are countless food vendors that, even though not all of them deliver five star services, the quality of the dishes are must-try.

If you are lucky (and with our support ;-)) you can find your dream home in Cipete for a rental fee of USD 2.000. Prices go up until around USD 6.000.

Apartment buildings in Cipete:

It’s a bit funny, but Cipete is the only expat area in Jakarta where you will find no apartment buildings.

Compounds in Cipete:
  • Lembong compound: Located in Jalan Asam Dua, in walking distance to the French International School
  • Veranda Private Villas I and II: Located in north Cipete, this compound has beautiful green spaces and nicely landscaped gardens. Veranda Private Villas I mainly offers three bedroom townhouses, Veranda II offers four bedroom townhouses. You can walk to the MRT station. The French International school is a ten minutes drive away and JIS a 20 minutes drive.
  • There are several small compounds with three to five houses each located in the area, all with good access to the French International School.
Freestanding houses in Cipete:

There are many options available in Cipete, all of them close to the French International School. JIS is also easily reachable and due to the toll road even the British School Jakarta.

Housing still tends to be cheaper in Cipete than in Kemang, that’s why more and more foreigners decide for this area.
